Willoughby Station in Mount Juliet TN is a planned community encompassing three hundred acres and over seven hundred 3 to 5 bedroom homes.
This great family oriented community offers multiple amenities including swimming pools, playgrounds, tennis, and basketball courts with homes for sale from the mid $100's to over $400k.
If you are looking for a home for sale with a spectacular view of the surrounding area, then check out Lenox Park located in one of the most desirable sections of Willoughby Station.
The community of Willoughby Station, one of the first planned unit developments in Mount Juliet, TN began with the purchase, by Phillips Builders, of approximately forty acres from the three members of the Willoughby family, Charles, William and David in 1988. The initial purchase began the first phase of development of the community, which will eventually encompass approximately three hundred acres and approximately seven hundred and fifty homes. It was felt that an Australian theme would be appropriate for the community, given the Willoughby name, therefore, many of the streets in the development were named for some part of Australia.

The initial amenity area for the community, which consisted of a swimming pool, baby pool, pool house, a basketball court and two tennis courts was constructed during the early stages of the development. A second, junior Olympic size pool was added in 1998, shortly thereafter, the Willoughby Waves, the community youth swim team was formed.
As a planned unit development, Willoughby Station is governed by a set of covenants, restrictions and by-laws that were filed prior to the start of sale of homes in the community.
Each year, at the annual meeting of the homeowners association, at least two homeowners are elected to the board of directors for the community. The board of directors is the policy making body for the Willoughby Station community. The management company carries out the policies of the board for the community.

Preperation Is Key To Selling Your Property

Disassociate Yourself With Your Home.
  • Say to yourself, "This is not my home; it is a house -- a product to be sold much like a box of cereal on the grocery store shelf.
  • Make the mental decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours.
  • Picture yourself handing over the keys and envelopes containing appliance warranties to the new owners!
  • Say goodbye to every room.
  • Don't look backwards -- look toward the future.

De-Personalize.
Pack up those personal photographs and family heirlooms. Buyers can't see past personal artifacts, and you don't want them to be distracted. You want buyers to imagine their own photos on the walls, and they can't do that if yours are there! You don't want to make any buyer ask, "I wonder what kind of people live in this home?" You want buyers to say, "I can see myself living here."

De-Clutter De-Clutter De-Clutter....YES DE-CLUTTER
People collect an amazing quantity of junk. Consider this: if you haven't used it in over a year, you probably don't need it.
  • If you don't need it, why not donate it or throw it away?
  • Remove all books from bookcases.
  • Pack up those knickknacks.
  • Clean off everything on kitchen counters.
  • Put essential items used daily in a small box that can be stored in a closet when not in use.
  • Think of this process as a head-start on the packing you will eventually need to do anyway.

Rearrange Bedroom Closets and Kitchen Cabinets.
Buyers love to snoop and will open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if she sees everything organized. It says you probably take good care of the rest of the house as well. This means:
  • Alphabetize spice jars.
  • Neatly stack dishes.
  • Turn coffee cup handles facing the same way.
  • Hang shirts together, buttoned and facing the same direction.
  • Line up shoes.

Rent a Storage Unit If Needed
Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage. Since your bookcases are now empty, store them. Remove extra leaves from your dining room table to make the room appear larger. Leave just enough furniture in each room to showcase the room's purpose and plenty of room to move around. You don't want buyers scratching their heads and saying, "What is this room used for?"

Remove/Replace Favorite Items.
If you want to take window coverings, built-in appliances or fixtures with you, remove them now. If the chandelier in the dining room once belonged to your great grandmother, take it down. If a buyer never sees it, she won't want it. Once you tell a buyer she can't have an item, she will covet it, and it could blow your deal. Pack those items and replace them, if necessary.

Make Minor Repairs Or Else......
  • Replace cracked floor or counter tiles.
  • Patch holes in walls.
  • Fix leaky faucets.
  • Fix doors that don't close properly and kitchen drawers that jam.
  • Consider painting your walls neutral colors, especially if you have grown accustomed to purple or pink walls.
(Don't give buyers any reason to remember your home as "the house with the orange bathroom.")
  • Replace burned-out light bulbs.
  • If you've considered replacing a worn bedspread, do so now!
  • If you dont fix things then the home inspection will show them.

Make the House Sparkle!
  • Wash windows inside and out.
  • Rent a pressure washer and spray down sidewalks and exterior.
  • Clean out cobwebs.
  • Re-caulk tubs, showers and sinks.
  • Polish chrome faucets and mirrors.
  • Clean out the refrigerator.
  • Vacuum daily.
  • Wax floors.
  • Dust furniture, ceiling fan blades and light fixtures.
  • Bleach dingy grout.
  • Replace worn rugs.
  • Hang up fresh towels.
  • Bathroom towels look great fastened with ribbon and bows.
  • Clean and air out any musty smelling areas. Odors are a no-no.
  • If it doesnt smell good, look good and feel good it wholesale pricing instead of retail pricing.

Scrutinize as if YOU were buying it:)
  • Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you?
  • Linger in the doorway of every single room and imagine how your house will look to a buyer.
  • Examine carefully how furniture is arranged and move pieces around until it makes sense.
  • Make sure window coverings hang level.
  • Tune in to the room's statement and its emotional pull. Does it have impact and pizzazz?
  • Does it look like nobody lives in this house? You're almost finished.
  • Pretend like your a buyer.....WOULD YOU BUY IT???
Curb Appeal Is Your Bait To Get em In The House!

If a buyer won't get out of her agent's car because she doesn't like the exterior of your home, you'll never get her inside.
  • Keep the sidewalks cleared.
  • Mow the lawn.
  • DONT smoke and if you have....time to fumigate it completely or else.....it may cost you $$$ or even the sale of your home...people hate smoke!!
  • Kick the animals OUT....that is if you want your property to show above the rest.
  • Paint faded window trim.
  • Plant yellow flowers or group flower pots together. Yellow evokes a buying emotion. Marigolds are inexpensive.
  • Trim your bushes.

I Didnt Know Such Service Existed: "Dear Joseph Goodman, Pam and I have been in our new home for about a month now and we both feel that it would not have been possible without the help of you. We wanted to write and let you know that we appreciate everything you have done for us. It started with your prompt response that we needed to sell our house quickly, as we had entered into a contract for a new home that was nearly completed. We had a little over a month to sell and close on our existing house, and you stepped up to the place and showed us what the real world was and what we needed to do to make that happen. We had very good response from your marketing plan that netted us an offer in a very short time. When that offer didn't work out, and as we were trying to get some help from our mortgage company for the new home, I have a hunch that you put a seed in their pocket regarding a different type of loan that might work for us. Quick Tip: 5 things to do to jump-start Your 2013

After the long Thanksgiving holiday, it’s tempting to take your foot off the pedal and coast into 2013. But, I encourage you to make the most of these last few weeks of the year. Don’t wait until January 1st to get started for the year – the time is now. Here are 5 quick and easy things to do to jump-start your 2013: 1. Shed your problem clients I have witnessed first-hand agents who are so desperate for a paycheck that they hang onto the wrong type of client until they are completely drained and end up comprising way too much. The sign of a successful agent is the ability to walk away if needed. Ask the tough questions: “Are they worth it? Are they being realistic? Are they keeping me away from other opportunities?” 2. Clear your scheduleYour time is your own, but it’s also easy to let your schedule get out of hand because of other people’s needs. From now until the end of the year, time block time during the week that is just devoted to thinking about 2013. For true planning, brainstorming and dreaming – you need more than 10 minute chunks of time. You need long drawn out time blocks without interruption! 3. Be honest What do you love about your business and what do you want to change? Make 2013 the year you work with the clients you really want to work with, the year you truly have the year professionally and personally that you want to have. Been meaning to take a vacation? Plan it out! Nothing happens by accident. Be honest about where you are and where you want to be in 12 months! 4. Get your finances in order Do you have a professional helping you with your accounting and/or taxes? If not, now is the time to talk to one before the end of the year. Don’t try to do it all yourself – get a professional to help! Also, now is a great time of year to update your software or invest in a system like QuickBooks or Mint.com. 5. Schedule 5 phone calls a week Don’t forget, one of the best ways to reach out to someone is with a quick phone call. Nervous about calling out of the blue? Then, email them first and set up a time to chat and then schedule the call using a calendar appointment. Make sure you have a reason for calling – is it a market update? Recent sales in their neighborhood? After you call, search them out on LinkedIn and connect there as well as Facebook and/or Twitter if appropriate for you and your business. These are just a few things to get ready for 2013. I would love to hear how you are getting ready for the New Year. Leave me a comment below!
